Confluence is a student district. To enable it to host not only new institutions but also offices and coworking spaces, the programme includes 13,689 sq.m dedicated to higher education and commercial space, with three buildings offering completely unencumbered floor space allowing for a high degree of flexibility in terms of layout. A fourth building, the Pavillon, acts as a link between commercial/educational spaces and dedicated housing clusters. With flexible spaces (lecture theatres, cafés and restaurants, etc.) that can be shared between schools, offices and residents, it’s designed to serve as the beating heart of the neighbourhood. Rather than being allocated for specific uses, its various spaces are hybrid, opening them up for cultural and sports activities.

To attract public and private schools with a range of financial capacities to Confluence, Nexity has come up with an innovative approach: schools will be chosen by a Selection Committee that will provide true strategic oversight. Furthermore, the Pavillon is owned by an independent property management association (association foncière urbaine libre–AFUL) that owns and manages it on behalf of schools, which will have the option of renting or owning their premises. Nexity subsidiary Hiptown manages the Pavillon’s commercial and service spaces.
